Did Britney Spears just shop at the top of the market in Calabasas?

Just married Britney Spears has another reason to celebrate: a new home.

Along with her recent wedding Sam AsgariThe pop star also bought an expansive stretch in Calabasas, according to TMZ.

Spears paid $11.8 million for the 1.6-acre mansion.

The posh property last changed hands in 2012 for $9.2 million. It originally launched in January 2021 for $15.5 million. It relisted for $13 million in January this year, and in March the price was reduced to $12.5 million.

Though Spears appears to have negotiated a lower price given the recent ups and downs in the housing market, did she snag a sweet deal? We asked some experts for an assessment.

First, let’s see where the superstar is set to start a new life with her new husband.

“Strict Security”

A clever transaction?

The 11,650-square-foot mansion features seven bedrooms and nine bathrooms. Built in 2009, the single-story residence features vaulted hallways, custom candelabra, and a 33-foot entry foyer cloaked in carved stone.

Other highlights include a chef’s kitchen with breakfast bar and center island, 10-seat home theater, game room, gift-wrapping room, wet bar, and office with coffered ceiling. The house is equipped with intelligent technology and a camera system.

The master suite has two dressing areas, walk-in closets, a walk-in safe and a gym.

The grounds feature a mosaic-tiled pool, a hot tub, and multiple waterfalls. There is also a heated terrace and an outdoor kitchen.

The property includes a one bedroom guest house and a four car garage.

So, was Spears’ real estate transaction savvy?

A local agent we spoke to cited the lack of properties in the gated community as a safeguard against a potential housing market downturn.

“The Estates of The Oaks of Calabasas is an ultra exclusive gated community within a gated community of about 50 lots, making it quite difficult to own property here,” says The Agency Aimee Stern. “In fact, only one other property in this port has changed hands in the last 12 months and it has been sold for $30 million.”

“Despite the sudden and current market volatility, Los Angeles remains a market with very limited inventory, which continues to drive the market,” Stern added. “Spears who own property in a community with built-in scarcity should protect it over the long term from the current economic storm.”

room to renovate

The newlyweds may have negotiated the price down to leave room in their budget for the renovation. Since the mansion they bought wasn’t brand new, Spears may have gotten a bargain that she can customize to her liking.

“Most turnkey properties tend to fetch a premium and sell the fastest, even in a slowing market,” he says Cara Ameera listing agent with Coldwell Banker licensed in California and Florida.

And there was a reason this place was on the market for over a year, she adds.

“Properties like these — which have expansive lots and settings but may be over-the-top on the inside — can often be difficult to sell, no matter how hot the market is,” Ameer says.

But there is also a major benefit to buying: “Where one buyer sees too much work, another buyer might see opportunity. If location and lot tick the boxes, a buyer can change everything inside to their liking,” says Ameer. “Britney was smart about negotiating this house instead of paying full price.”

Mansion in Thousand Oaks

Just before the couple sealed the deal for their home, the couple tied the knot at the pop star’s Thousand Oaks estate.

Spears bought the place in 2015 for $7.4 million. The five-bedroom estate on 20 acres includes a tennis court, three-hole golf course, infinity pool and spa.

Spears became a teen icon with the release of her two best-selling albums in 1999 and 2000: Baby One More Time and Oops! I did it again.” In 2008, she was placed in an involuntary conservatorship that took control of her fortune.

The musician continued her success with a four-year residency in Las Vegas, producing albums such as Circus, Femme Fatale and Britney Jean.
