FULTON, NY – With nearly 20 acres of land, a highly creative wife and a dream, Brian Campbell had a roadmap of what he wanted to do as he neared retirement.
“I’ve always wanted to run a bed and breakfast,” he says. “I thought after we retired, what a way to have your own business at home.”
He loved to cook and envisioned running his own business on his wife’s property at 4055 State Route 3 near Fulton. The property bordered the beautiful Emerald Crest Golf Course and was close to world-class fishing on the Salmon River and Lake Ontario. In the winter, guests could go cross-country skiing and snowmobiling.
His wife, Kathy, says Campbell, “amazes me with her artistic talents.” She has been able to create and decorate the kind of charming and comfortable home that people want to stay and relax in.
(Brian, a military veteran, is very proud of the American flag he planted in the front yard using nine bags of concrete and 22 rebars. “I made it myself,” he said.)
From 1994 they started working on their design.
“We did a lot of research,” he says. “We went through a lot of books and a lot of magazines.”
Completed in 1996 by Phoenix architect Ron Brown, the result was a sprawling, 3,854-square-foot five-bedroom, five-bathroom ranch.
Unfortunately, they never had a guest in the new house.
Brian was called to a new position that required him to spend a lot of time abroad. He felt uncomfortable when his wife was left alone with strangers.
Equipment for an outdoor buffet station and an elaborate coffee machine, such as you might see in a restaurant, ended up unused in an attic.
But the change of plans meant the couple and their extended families could enjoy the home on their own.
Campbell quotes singer and actress Olivia Newton John as calling the property his “Xanadu.”
The two-story great room had something Brian had always wanted, a 26-foot brick fireplace. For Christmas, the room is “Family Center” and is decorated with an 18-foot tree. The room is large enough to fit an 86 inch TV with surround sound.
Ceiling fans reach from the cathedral ceilings, keeping the spacious room “cozy and comfortable” when a fire is roaring.
Holiday meals are prepared in the spacious kitchen, which is Campbell’s favorite room.
The self-proclaimed “chef wannabe” says he likes to “spin” while cooking and experimenting with new dishes. The kitchen has been designed so that everything is within reach.
The owner’s bathroom features a spacious bedroom with an oversized walk-in closet and a bathroom with a Jacuzzi-style marble tub with gold leaf accents, dual vanities and a walk-in shower.
The bedroom has a private door to the eight-person cedar hot tub and heated inground saltwater swimming pool. The pool house has a sink, toilet and changing room.
While the property has not been enjoyed by guests, the couple’s grandchildren have thoroughly enjoyed it over the years.
You can explore some of the wooded areas, play on the “low maintenance” lawns, and dive and slide in the pool.
In the winter, they ride their bikes and skateboards in the spacious, 25-meter-long basement they call “the bowling alley.”
According to Campbell, the home is versatile and can accommodate any plan the new owners can imagine.
It can remain the fun, comfortable family home, great for holiday entertaining and reunions, or it can be used as it was originally intended, as a bed and breakfast or Airbnb.
Campbell says he feels the time has come to downsize to something smaller. He plans to stay in the area to be close to his children and grandchildren.

There is a side entrance and a mudroom near the kitchen. An oak staircase leads up to a loft area where Kathy Campbell works on crafts. Three further bedrooms each have their own bathroom and two-door wardrobes. One bedroom is close to the kitchen and a disabled bathroom for elderly relatives and guests.
